We will now discuss the SE corner of the city, the Cape Coral Yacht Club. As we have already discussed the direct sailboat access section, this portion of the guide instead focuses on the section which falls behind a bridge. The clearance here is 8’6”.
Benefits to this area include that it is very convenient location to the restaurants, shops and nightlife as well as quick access to Fort Myers. Also, because it’s so far South in the city, this also means it’s very good from a boating perspective, with extremely quick river access. It’s also quite decent for time to the open Gulf as well.
The downside versus the rest of the Yacht Club is that the bridge applies. This means that in most cases, the homes getting bulldozed to make way for more opulent, newer construction are not on these particular streets- they are instead on the direct access ones (at least for now!) It makes those others tend to be a little nicer and newer feeling whereas the homes on these roads are predominantly 60s and 70s construction still. If you are particular about neighborhoods and seeking later model homes and surroundings, this area is probably not quite the right match for you. Also note: Victoria Dr, Vincennes St and Viceroy St are zoned more for mutli-family structures, and not so much for single family homes, so we are largely skipping those for now, even though the fall in this area.
The good news is that the bridge and older construction also helps to keep the prices down. So if you are after a very good boating location, are okay with the 8’6” clearance, are receptive to the older homes and on a limited budget, this area could very well be a consideration. For those spending larger sums (say $500k+), they will typically find a larger variety of choices elsewhere, unless something unique pops up in this area.
And because they are older, do note homes that come up here often need their share of updating, but again, if that’s of interest to you, many are priced accordingly so you can fix them up as you see fit, and in the end you will have a nice finished product with a very short boating run out to the river.
It’s also a relatively short distance to the Yacht Club’s fishing pier, beach, community pool and tennis courts as well as the Boathouse Tiki Bar & Grill, all located near the SE corner of the Yacht Club. And for those who choose to rent their homes out: they will find that most of this area still does well for vacation rental appeal, in spite of the older construction.
