Search any Florida location

Basic system that allows searching anywhere in Florida.  Limited search parameters.  For better results I have an alternate system which I manually set up, based on your criteria.  Call 239-603-6100 for the better system!

Search Short Sales in Southwest Florida including Fort Myers and Cape Coral

Short sales (pre-foreclosures) account for a fair percentage of the listings on the market.  Due to this, they are separated from the foreclosure list.  To view Gulf access short sales simply conduct a map search here, specify a section of town, and on the following page you can specify to display short sale results.

If you don’t need Gulf access, here’s a few other options:

1. Conduct a customized search here, and just specify short sales in your search.  Fort Myers / Cape Coral coverage is excellent.  Naples and Marco Island aren’t as good at this though.  If that’s your area of interest proceed to suggestion #2:
2. View all area short sales using the free Listingbook service.  Go here for access.

Please note that short sale list prices may not be entirely accurate though! You really need to read the ‘Short Sales explained’ section to understand the unique qualities associated with these types of sales.

Automatic Notifications.

Option 1: sign up here, specifying your criteria, and you will receive updates as new matches come available.  I recommend opting for the ‘advanced search’ when signing up as it will allow for much more customized search options.  Note: A verification e-mail will be sent that needs to be confirmed. Also, take note that in the upper right corner of this site is a ‘user login’ that allows you easy access to your saved properties and searches.

Option 2: Listingbook daily update feature.  Sign up here.  Just be sure to have ‘morning reports’ enabled. Listingbook is an additional, separate website, so it requires separate signup, but the vast majority of users are really glad they have this additional tool.  Here’s an overview on how the system works and it’s benefits.

Option 3: Alternatively, you can simply conduct most any search on this site and SAVE a property. While doing so you register on this site.  Just be sure to leave the ‘receive e-mail updates’ check-marked. Log-in, save a search or two to your liking, and then you will be able to receive updates as they come available. Note: A verification e-mail will be sent that needs to be confirmed. Also, take note that in the upper right corner of this site is a ‘user login’ that allows you easy access to your saved properties and searches.

Search any location in Florida.

Option 1: For anyone wishing to search other parts of Florida, not just the greater Fort Myers, Cape Coral and Naples regions, here is a link that will allow you to access the database for the entire state (opens in pop-up window). Please note this is a more basic system though!  If you are looking in the Fort Myers/Cape Coral/Naples greater area do not use this system, as the other tools available to you at the top of this page, including the one at this link are much more advanced.

Option 2: For those looking outside the Fort Myers/Cape Coral region who find the search tools of option 1 (above) too limited, I can manually set you up on a much better system that can alert you as new matches come available matching your criteria. The only catch to this system is that it doesn’t allow for me to just offer a web link for you to go right to and input your criteria, I have to set it up on your behalf.  If this sounds appealing, please just give me a call at 239-603-6100 to go over what you are looking for and I’ll quickly set up the account.

Neighborhood Search.

If you are targeting a specific location or neighborhood, you have several methods to conduct the search.

1. Go to the neighborhood search page at this link.  Note that it starts out in large Geographical sections (ex: all Bonita & Estero) but once on that page you can further narrow your search (ex: to Bonita Bay community).
2. You can use the map search feature to narrow in on a specific neighborhood.
3. You can use the entire MLS / customized search feature which will allow you to specify a specific area or neighborhood.  Hint: if selecting multiple areas simultaneously hold down the control button as you make your selections).

Lot / Vacant Land Searches.

For those looking for raw land, including gulf-access building lots please note the following options available to you:  Hint: once the results display you can revise price and/or locations to suit your needs.

• Entire MLS results: adjust to your price/location preferences
• Foreclosures: Current inventory of bank owned lots/land
• Gulf access: waterfront lots/land only
• Gulf access foreclosures: bank owned gulf access lots only
• Beachfront: beach-front or gulf-front lots/land. Typically big bucks!
• Riverfront: lots/land on the area’s rivers
• Custom search: input your exact criteria for customized results
