For those who have the ability to purchase on Sanibel or Captiva, it is largely regarded as one of the most desirable addresses in the area and is a destination visited by vacationers from across the globe. Much of it has been left in itís natural setting and you wonít encounter a single traffic light or high rise on Sanibel. Everything is at Ďvacation speedí out here, & itís a world apart from the mainland. Visitors will encounter numerous native birds and hundreds of varieties of shells scattered along the beaches. Feel free to view the areaís available listings via the search options on this page, but do note that given the extreme desirability of the area, to restrict the listings to only gulf access is going to cost a hefty amount for single family homes (even more on Captiva, which contains some of the most valuable homes in Florida). In fact, the average single family home price on Sanibel exceeds $1 million dollars (not even exclusive to having waterfront) and over $1.8 million on Captiva), but Iíve seen a number of good deals come along at half those figures before (even less on condos) so donít be discouraged by those numbers if you have reasonable expectations.
As an alternative: You may also review non-gulf access here and consider keeping a boat in a nearby marina as a more affordable option. And because a number of homes are a bit older, be sure to keep the year of construction a bit more flexible for lower priced results.
Those looking for beachfront should view the non-gulf access section instead as well. Also please note that Upper Captiva has no road access and is accessible only via boat (including the ferryboat from Pine Island) or by plane via a small landing strip. The type of gulf access will vary amongst the listings so be sure to read the descriptions carefully.

In addition to being a Realtor, I have a background with years of experience in the mortgage business and as a hands-on Real Estate Investor too.
