Gulf access works very differently here than in Cape Coral. Instead of canal front types of homes, Burnt Store Marina is a master planned golf and boating community where you keep the boat down the street at the Marina within the development. Because of this all properties within the neighborhood can be thought of as having direct, sailboat accessible, Gulf access (assuming of course you choose to make use of the Marina). The benefit to this is that the Marina is strategically located, and your boating run to the open waters of Charlotte Harbor is almost instantaneous.  The negative being that the boat isn't really in your backyard for most of the single family homes ...overview continued here

Though many condos back up directly to the marina and have great views, a handful of premium homes offer do indeed offer direct access right out the back door, and many homes still offer excellent pond/lakeviews.
