North Fort Myers properties are available at a lower pricing point than equivalent homes in Cape Coral and most of Fort Myers. The tradeoff being the longer boating run to the open Gulf waters (and beaches). However, a notable amount of North Fort Myers has deeper water than other area options, so for those on a budget looking for the lowest priced options yet trying to accommodate a larger vessel (ex: 30 feet or more), you may find North Fort Myers to be very accommodating. Overall, North Fort Myers is a more affordably priced section of Southwest Florida. Three notable areas Gulf sections of North Fort Myers are specifically covered on this site: 1) Waterway Estates (adjacent to the Lochmoor area) 2) Riverbend Golf Course and vicinity and 3) Yacht Club Colony. Waterway Estates is the closest to the Gulf, located just outside Cape Coral's city limits. Much of it is simpler, 1960's and 1970's built homes offering affordable sailboat access. Riverbend Golf Course is a unique option for those looking more for more of a golf course community atmosphere. And Yacht Club Colony, due to it's quick access to the river and low price tags, is often a topic of mention in North Fort Myers as well.
