Financing a Florida purchase: including foreclosures (REO, bank owned) and short sale homes and condos in Southwest Florida (Fort Myers and Cape Coral region).

Please note: if you are looking at making an offer on a foreclosure or short sale property you must have proof of cash funds or a financing pre-qualification letter for your offer to be considered by the bank selling the property.  Waiting until after youíve found a property may very well mean someone else will beat you to it (the best ones go very fast these days!) So I strongly recommend that you get pre-qualified in advance, since youíll need it anyway.  That is of course, unless you are a cash buyer.

Many traditional sellers will also be looking for buyers to verify that they are indeed pre-qualified, so regardless of the targeted type of property, it is always a good idea to have the financing portion underway in advance! Feel free to contact me if you have any unique circumstances you wish to run by me as well. I used to be a mortgage broker, so Iím very familiar with the processes involved.
