Matlacha Pass / South of Ceitus Pkwy sailboat access

One of the 2 last sections to mention with unrestricted sailboat access (in Cape Coral) is the Matlacha Pass more towards the Northwest corner of Cape Coral. This area is totally different in almost all respects and requires detailed explanation. Only a portion of this area is unrestricted access, as much of the area is behind bridges. Of the properties that are direct access, the shortest run locations fall into an area called Matlacha Isles. It’s certainly a much older neighborhood and is more lax on restrictions (and conformity of homes), but offers excellent quick boating access.  There are also a handful of desirable properties on the South side of Ceitus Pkwy that offer much newer, direct access homes but they come with larger price tags.

One big difference is that heading out of Matlacha Pass takes you up to Charlotte Harbor.  Heading West through Charlotte Harbor provides your gulf access.  You also have the option of heading South when exiting Matlacha Pass and entering into the mouth of the Caloosahatchee River. So it comes with unique boating characteristics.

Do please note the pass out of the NW is fairly shallow though.  It’s fine for the typical 24’ and 26’ smaller vessels that are found here, but it is not really recommended for those seeking to park large boats.  They are much better suited in South Cape. 

Matlacha

Also, Buyers purchasing up this way are undoubtedly going to want to visit some of the more Northern Lee County coastal islands, so I’ll touch on these a little as well.  The barrier island chain that separates the edge of Charlotte Harbor and the Gulf includes Caya Costa and Boca Grande. Caya Costa island is a wonderful state park with a large uninhabited & preserved portion. There’s only a couple rustic cabins on that section of the 8 mile long island, and they are for rent if you are interested. (Hint: The water is a much nicer blue up here too).  The Southern tip of Boca Grande is known worldwide to fisherman: it is claimed to be the best spot in the world for Tarpon fishing and is home to a million dollar fishing tournament.  The water is over 50 feet deep here.  That’s twice as deep as most anything else in the region and attracts the big fish. There’s also Cabbage Key which is a popular spot to stop in for lunch. Useppa, the West end of Sanibel and Bokeelia are all right around the corner a little ways as well.

Back to the land: with the exception of Matlacha Isles, all construction in the entire NW is fairly new, with few homes being built before 2001. At this time much of the NW section of Cape Coral seems overall somewhat remote and largely undeveloped.  This is especially true the further North you go in the NW. If you drove by this area and didn’t know about it’s water access you’d certainly be asking yourself why are $500,000+ properties being built out here?  But of course there’s a very valid explanation.

Much more commerce will be coming in the future along the Pine Island Road corridor and you can expect to see this area grow considerably. And rather minimal traffic here means you make it into ‘town’ quickly from here anyway.  So if you like a bit less of a suburban built-out kind of neighborhood and prefer a bit more of a rural feel, this is a great area to target.  At least for the time being!  On the other hand, if you envision yourself more in a community where every lot has been built upon and no vacant lots remain, this is not the right match for you.
