NW Cape Coral Sailboat access: West of Old Burnt Store Rd

Beginning just slightly North of Matlacha Pass and continuing up the very Westernmost edge of the city for over 8 miles is the bulk of the NW Cape’s unrestricted sailboat access, as seen on the image down below. This area didn’t use to be referred to as unrestricted access, as it use to have a lock.  But in the more recent years it has been removed, so the boating is improved.

A common question I receive is are there any additional passes out through those narrow sections of mangroves, just to the West?  The answer is no- Even though that big body of water you see right past the mangroves is indeed the open waters of Charlotte Harbor, all boat traffic heads South down what is known as the North Spreader Waterway (the westernmost edge of city development). You exit to the South through the same Matlacha Pass exit mentioned on the prior page.

And because the NW section of the city stretches for those 8+ miles to the North, this means those at the Southern end are very quick access out (and cost more), while some towards the Northern ends are getting to be a fairly long boat ride out.   They should of course carry lower price tags to compensate for that fact though, or be bigger, newer, etc.

Also please note: in general, the further you head North in this section, the more remote it gets. Most of the Northern half should be expected to have rather sparse development so far, and is mainly raw land/building parcels.  Very little commerce too, so for some select buyers who like those qualities, it can be a very good, lower priced choice. Those who want the suburbs, shops, restaurants and ‘town’ qualities should probably just limit their search to the SW and SE Cape instead.  To give you an idea what I mean here’s a couple different overhead maps that will open up in pop-up windows so you can get a good feel for the differences: 1) CLICK HERE to view what the very North portions look like  and 2) CLICK HERE to see what a typical, more suburban area of the SE section of the city looks like, for comparison.
