If you are seeking Waterfront properties in Southwest Florida (the greater Fort Myers / Cape Coral region) this website will prove to be an invaluable resource to you! It covers all of Lee County, Florida (hence the website name LeeHouses.com) which includes Sanibel & Captiva, Fort Myers Beach, Pine Island, Estero, & Bonita Springs in addition to Fort Myers & Cape Coral. ‘Waterfront’ can refer to a multitude of different properties in this area, but most often is in reference to homes on saltwater, gulf access canals. Note that ‘gulf access’ simply means ocean access. Since the Gulf of Mexico isn’t really an ocean, we use the term ‘gulf access.’ We also refer to locations as either freshwater or saltwater. Saltwater implies that it has navigable access to the open water, whereas freshwater does not. It does not really refer to the salinity of the water!
So, if you are after a single family home on a canal, with a dock in the backyard, with the ability to take the boat out to the Gulf and beaches you are after gulf access property on a saltwater canal. If this is the case, I recommend reading this waterfront tutorial. Many of the best deals on....

For those who do not really need the boating access to the Gulf of Mexico (or who choose to keep a boat in a marina instead) freshwater canal homes offer you a much more affordable option. Beach / Island Properties
For those who are seeking property at the beach, whether it is direct beachfront (oceanfront) or simply homes or condos located on the barrier islands of Fort Myers Beach, Sanibel, Captiva, or Bonita Beach this website will offer you a collection of search options. I myself live on one of the islands, on a gulf-access canal, and have lived in the area since 1984, so it’s safe to say I know this subject well! 1. For those who want the islands AND need gulf-access boating accommodation, go to the following gulf access search page and simply choose one of the barrier island locations of interest.
2. For those who simply want on the islands with a water view (whether that’s a direct beachfront, ocean view or simply something more like a golf-course lake or pond view) go to the section down below entitled the ‘non gulf access waterfront section’ and choose one of the island locations of interest.
Waterfront Overview, Cont’d:.
Many of the best deals on Gulf access canal homes will be found in Cape Coral. This is largely due to the volume of waterfront choices in Cape Coral versus the rest of the region (actually versus all of Florida). Numbers-wise, there are hundreds of miles of canals in Cape Coral versus only a few miles worth on the Fort Myers side of the river. This means that your dollar goes further in Cape Coral (also simply called ‘The Cape’) more than most anywhere else in Florida. Gulf access canal properties are further subdivided into those with unobstructed, sailboat access and those located behind boat locks, lifts, and/or bridges. This has has significant effects on the locations value and usability.
If Cape Coral is of interest: You should also take into consideration the length of boating runs, learn which neighborhoods offer the direct sailboat access in Cape Coral (if of interest), gain an understanding of where the boat locks and boat lifts are located in Cape Coral as well as review where Cape Coral bridges are located and their corresponding heights.
You can also get a feel for the general pricing of waterfront property in the different areas of Southwest Florida (not limited just to Cape Coral) and get an idea of my waterfront property recommendations in Southwest Florida. For buyers not so concerned about the gulf access, Cape Coral’s freshwater canals offer a more affordable option. Some locations still offer access to a chain of small lakes for fishing and recreation. Note that our idea of what qualifies as a lake may be very different than yours! A five acre ‘pond’ would qualify as a lake here. Review the maps of Cape Coral to get an idea of what to expect.

Search options for those looking for waterfront properties but who don’t necessarily need gulf access. Note that freshwater options are typically notably cheaper!
